By the end of this short article you’ll know “What is a roof tear-off?”

What is a roof tear-off?

A roof tear-off completely removes the old roofing materials on your roof. During this process Big Joe’s Roofing experts will safely and strategically remove the old roofing materials section by section to prepare for your new roof installation.

This process exposes the property, so we can see the overall condition beneath the roofing materials and identify what needs to be replaced or fixed before installing the new roofing materials. A detailed inspection is key to ensure the new roof materials adhere properly and provide long-lasting protection.

Reveals Hidden Damage

Over time, roofing materials deteriorate, and moisture can seep into the layers beneath the shingles or rubber roofing, causing rot, mold, or other damage that may not be visible from the surface. A tear-off allows for a detailed inspection of the roof deck, ensuring any underlying issues are identified and fixed, preventing future leaks or structural problems.

Ensures Proper Installation

Laying new shingles or rubber roofing material over an existing roof can lead to uneven surfaces, poor adhesion, and reduced lifespan of the new roof. By starting with a clean deck, we ensure that the new roofing materials adhere properly, providing a smooth, uniform finish that enhances the roof’s durability and aesthetic appeal.

Improves Roof Longevity

A roof tear-off contributes significantly to the lifespan of your new roof. By addressing potential problems before they escalate, and ensuring proper installation, your new roof can last longer and perform better, offering you peace of mind and greater value for your investment.

Compliance with Building Codes

Many local building codes require the removal of old roofing materials before a new roof is installed, especially if the existing roof has more than one layer. A tear-off ensures that your roofing project complies with these regulations, helping you avoid potential fines or issues when selling your home.

Enhanced Curb Appeal

An old, layered roof can look bulky and uneven, taking away from the overall appearance of your home. A tear-off allows for a fresh start, resulting in a sleek, clean look that boosts your home’s curb appeal and value.

Our Roof Tear-Off Process

Step 1: Tear-Off

Tear off the existing roofing materials down to the wood decking. Thoroughly inspect the wood decking for any signs of damage, rot, or deterioration. Replace any damaged sheathing or plank boards to ensure a solid, level base for the new roof.

Step 2: Install Phase I - Vapor Barrier & Substrate

Install a half-inch fiberboard or equivalent substrate, which will act as a vapor barrier and provide a smooth surface for the roofing materials. During this phase, ensure that the roof is properly pitched and sloped to allow for adequate drainage, preventing water from pooling on the surface.

Step 3: Install Phase II - Base Sheet

Install the Firestone (or equivalent) self-adhering rubber base sheet. This layer acts as the primary waterproofing membrane, adhering directly to the substrate to provide a durable, watertight seal.

Step 4: Install Final Roofing Layer

Install the final layer, a white granulated torch-down rubber roofing system. This layer provides additional waterproofing, UV resistance, and durability, helping to extend the life of the roof and enhance its performance in varying weather conditions.
